What we do

An extension is the biggest project most households will ever run. We take it from scribble on the back of an envelope through to keys-in-hand: architect coordination, structural engineer, planning (where required), Building Control, foundations, shell, fit-out and finish. Our own electricians and renewables team plug in at the right stages.

The extension build, broken down honestly

An extension is the project most households run once and never again, and it shows in how they go. The common failure mode is underestimating the front-end: design, structural calculations, planning (where needed), Building Control preparation, party wall awards if you're attached to a neighbour. We'd rather spend two months up-front on those than two months in the middle trying to retrofit a missed detail.

On the build itself, the critical path usually runs: demolition and strip-out → foundations → drainage diversions → brickwork shell → structural steels → floor and roof structure → windows and doors (the 'weather-tight' milestone) → first-fix plumbing and electrics → plasterboard and tape → second-fix and finishes. Our own electricians and renewables engineers slot in at the points they need to without you having to coordinate a separate sub-contractor.

Building Control inspections happen at set milestones, foundations, DPC, structural frame, pre-plasterboard, and completion. We notify and book them; we don't wait for the inspector to turn up before we think about whether we're compliant. On completion you receive the Completion Certificate and a full O&M pack covering structural warranties, appliance warranties, and as-fitted drawings.
