Commercial electrical work lives and dies on two things: getting the site ready for the tenant on time, and being the kind of contractor the landlord or main contractor actually wants to call again. We're punctual, certificated, and we don't leave cable tails hanging down onto the new ceiling grid.
Commercial fit-outs live and die on three things: hitting the programme, certificates in the handover pack, and not leaving the site a mess for the next trade. If a main contractor has to chase their electrical sub for an EIC after practical completion, that sub doesn't get called back.
Our fit-out approach is sequenced around first fix, second fix and commissioning, with progress photographs at each stage going into the O&M manual. Containment goes up properly before cables run through it; cables are labelled at both ends as they're pulled; emergency lighting gets designed to BS 5266 with spill lumen calcs, not just fittings every six metres and hope for the best.
On handover, the tenant or landlord receives a single folder: EIC with test results, fire alarm commissioning certificate, emergency lighting commissioning certificate, test button locations, monthly test log template, as-fitted drawings, and all manufacturer warranties. It's the difference between a fit-out that was finished and a fit-out that can be operated.
Commercial fit-outs run to a tenant start date. We don't make that slip.
