What we do

A garden annex gives visitors a proper private space, or gives you a long-term option for a teenager, a parent, or a home rental. Where your plot and local planning allow, we build them with full insulation, dedicated bathroom provision, and the same finish level as the main house.

Annexes, planning, and the honest conversation

Planning permission for a garden annex depends on three things: whether it's an incidental outbuilding or a standalone dwelling, whether anyone will sleep in it regularly, and whether it has independent cooking facilities. Permitted development covers a lot of single-storey outbuildings up to 30m² with limits on height and proximity to boundaries. Beyond those thresholds, you're in full planning territory.

We'll walk you through the realistic version on day one. If your plot allows an outbuilding under permitted development and you only need it for occasional guests or a teenage hideout, you don't need planning and it can be built as a glorified high-spec garden room. If you want a full annex, long-term resident, cooking, its own council tax, you're filing an application and we'll help scope what will realistically be approved in your planning authority.

Once approvals are clear, the build itself is like a very high-spec garden room: insulated to full habitable standard, proper plumbing with macerating WC and thermostatic shower, independent heating, dedicated supply from the main consumer unit or (for larger annexes) a separate meter from the DNO. Finish level inside matches the main house, not an afterthought.
