What a thorough EICR actually checks

An EICR is a condition survey, not a pass/fail test. A good one takes a couple of hours on a three-bed house because it's inspecting every accessible point: consumer unit, RCD trip times, insulation resistance on every circuit, earth continuity, polarity, and the bonding of gas, water and structural metalwork. A bad one takes twenty minutes because nothing gets opened up.

We categorise findings properly: C1 items are immediate danger (removed or made safe before we leave), C2 items are potential danger (quoted to fix), C3 items are improvement recommendations (not required to pass, but worth knowing about), and FI means further investigation needed. The difference between 'Unsatisfactory' and 'Satisfactory' is whether C1 or C2 items are present, and if they are, our quote to resolve them is on the report, line by line.

For landlords, the report is legally required every five years and on change of tenancy. For commercial sites, the cycle varies, we'll tell you what yours is. For homeowners, we'd recommend one on purchase and then every ten years; it's rarely demanded but it catches problems you'd otherwise find the expensive way.
